Al-Masjid an-Nabawi in Madinah under warm low sun

Saudi Arabia · Proximity with purpose

Madinah

Demand near the Prophet's Mosque does not follow the business cycle. It follows the calendar — every month of every year.

Who it suits

Residences and serviced apartments within reach of Al-Masjid an-Nabawi.

  • Families planning seasonal or retirement living in Madinah
  • Investors targeting serviced-apartment yields from Umrah and Ziyarah visitors
  • Buyers combining a Madinah home with Saudi Premium Residency

Ownership route

A non-Saudi Muslim, resident or overseas, can buy in Madinah only inside the 10 Cabinet-designated zones (Executive Regulations and Geographic Zones approved 23 June 2026). Non-residents need a Saudi digital ID via an embassy or consulate, a Saudi bank account and a Saudi mobile number. Each zone sets whether the right is full ownership or usufruct, so "freehold" is tested unit by unit. Today the live foreign-eligible product is essentially Al Alyaa at Knowledge Economic City; NAF, NHC and Sakani villas sit outside the zones or are Saudi-only.

Indicative, not legal advice. Rules change by regulation; we confirm your case and recommend Saudi or Pakistani counsel before you commit.

What we look at here

  • Serviced apartments and hotel residences
  • Villas and townhouses in planned districts
  • Residential plots in approved developments

Can you buy in Makkah or Madinah?

Three questions give you an indicative route. Send the result to an advisor and we confirm it against the regulations and the specific property.

Based on the Real Estate Ownership by Non-Saudis Law (Royal Decree M/14, in force January 2026; Executive Regulations and Geographic Zones approved 23 June 2026) and the Premium Residency programme. Indicative only.

Madinah questions

Asked on almost every first call.

01

Can a non-Saudi buy property in Madinah?

A non-Saudi Muslim can, inside the 10 designated zones only; the resident's right to one home outside the zones does not apply in the holy cities. Premium Residency holders get the same zone access plus a separate usufruct route of up to 99 years. We confirm your position and the right type for the specific unit first.

02

What rental demand can I expect?

Serviced and hotel-style residences close to the Haram see demand through the year from Umrah and Ziyarah visitors, with peaks around Ramadan and Hajj. We only underwrite with operator data, never with brochure yields.
