Every conversation about Saudi property starts in Riyadh and ends in Riyadh. We think that is a mistake for most of our clients, and the reasons are practical rather than romantic.
Where demand actually comes from
Jeddah is the Kingdom's commercial port, its gateway to the Haramain, and its most established expatriate and merchant city. The demand for homes here does not depend on a single employer or a single ministry. It comes from trading families, from airlines and logistics, from the Hajj and Umrah economy, and increasingly from the Red Sea tourism projects to the north.
What is being built
The Corniche is being remade, and branded residences have arrived with it. For an overseas buyer the significance is simple: a managed, branded building removes most of the friction of owning from abroad, and gives a clear resale story to the next buyer.
Ownership and the 2026 law
Jeddah sits among the cities opened to non-Saudi buyers within designated zones under the ownership law that took effect in January 2026. Zone classification is property-specific, so we check it before any reservation. For buyers who also want to live in the Kingdom, the Premium Residency route can be built around the same purchase.
How we would approach it
- Decide what the property is for: a base for the family, a rental, or both. The answer changes the district.
- Compare launch pricing with resale evidence before you reserve off-plan.
- Prefer a verified developer with escrow and a delivery record over a better view.
- Plan the exit. Branded, managed stock tends to resell more easily to the next overseas buyer.
